Job Title: Land Use Planner

Job Responsibilities:
- Conduct extensive land use due diligence on properties, analyzing Zoning and Subdivision Ordinances and Comprehensive Land Use Plans to strategize the best approach for obtaining local government approval for development proposals.
- Negotiate with local government staff and other private/public agencies to secure development approvals and related site work and construction approvals, which includes preparing application forms, exhibits, affidavits, proffers, and other materials for zoning applications.
- Design and implement community engagement strategies on behalf of clients throughout the development approval process (typically lasting 12-24 months) to garner community support for development applications.
- Coordinate, review, and provide feedback on the work of client sub-consultants, such as architects, landscape architects, civil engineers, traffic engineers, historic preservation, and wetlands consultants, in the preparation and approval of development applications.
- Prepare and deliver presentations on behalf of clients to land use committees, civic associations, planning commissions, and local governing bodies to acquire development approvals.
- Facilitate the acquisition of other government approvals, such as site/building permits, once land use and zoning approvals have been secured.
- Collaborate with transactional real estate attorneys to coordinate transactional matters on development approvals, such as the preparation of zoning compliance letters.
- Participate in marketing events, professional associations, and pro bono cases to promote the law firm's work.
- Conduct research and analysis on complex land use regulatory issues as they impact client projects.
- Review comprehensive plans, zoning ordinances, and subdivision ordinances and provide recommendations to local governments on the structure, content, and application of these documents in relation to localities' land use goals.

Education and Experience Information:
- A Bachelor of Arts or Master’s Degree in Planning from an accredited university is required.
- Previous experience with zoning ordinances, comprehensive plans, re-zoning applications, site, and subdivision plans is necessary.
- Professional certification obtained through the American Institute of Certified Planners (AICP) is preferred.
- In-depth knowledge of local government land use, zoning, and planning policies and codes is essential.
- Excellent communication, planning, and organizational skills are required.
- The candidate must be detail-oriented, possess negotiation skills, and have the ability to work independently and as part of a team.
- Local travel is required.
- The ability to work under time constraints and deadlines is necessary.
- Proficiency in PC skills, including Microsoft Word, Excel, PowerPoint, GIS, etc., is required.
