Job Title: Real Estate Paralegal

Job Responsibilities:

The Real Estate Paralegal at the law firm is responsible for managing a moderate volume of residential and/or commercial real estate closings, typically handling between 25 to 30 closings from contract to closing. The paralegal’s primary responsibilities include:

- Ordering necessary documents such as title, lien search, survey, estoppel letters, and zoning (if applicable).
- Preparing preliminary Closing Disclosure (CD)/Closing Statement and coordinating with the buyer’s lender.
- Communicating effectively with clients to resolve title, lien, estoppel, and survey issues, and ensuring all processing duties are completed for timely closings.
- Calculating and calendaring critical dates, proactively requesting extensions when needed, and preparing all documents for an organized and timely closing.
- Balancing a closing statement and incorporating lender funding.
- Performing E-recordings, handling title policies, and delivering relevant documents to all parties in a timely manner.
- Drafting commercial real estate documents, including purchase and sales contracts, seller’s documents (such as deeds, bill of sales, affidavits, and company resolutions), purchaser documents (such as promissory notes, mortgages, and closing documents), and loan documents for financial institutions (such as notes, mortgages, assignment of leases, and closing statements).
- Reviewing title and surveys, preparing title commitments and policies, estoppel letters, payoffs for pre and post-closing matters, and ordering and reviewing all appropriate lien searches.

Required Skills/Abilities:

The position demands a comprehensive understanding of the following:

- “Defined Terms” within a purchase and sales contract, with the ability to prepare, calendar, and monitor contract critical dates.
- Industry closing software, with SoftPro being preferred but not mandatory.
- Commercial leases, title insurance and surveys, title exceptions, title commitments, encroachments or violations, and expertise in ordering titles in commercial transactions.
- Processing files from contract to closing and post-closing.
- Preparing a title commitment, satisfying Schedule B-I title conditions, and reviewing Schedule B-II title exceptions.
- Interacting with underwriters to remove title exceptions when necessary.
- Collaborating with loan closing specialists to prepare loan closing statements and fulfill other loan closing requirements.
- Performing any and all other duties as required.

Education and Experience:

The candidate must possess an undergraduate degree and have a minimum of five years of experience working in the real estate law section of a mid-size or large law firm.
