Job Title: Division Paralegal
Job Responsibilities:
The Division Paralegal at the company is responsible for supporting the Division Counsel, Land Acquisition, and Land Development department by coordinating legal requirements necessary to achieve the Division's goals. Essential duties and responsibilities include:
- Regularly informing the Division about the status of transactions and anticipating next steps.
- Preparing and submitting requests for approval from Division to Region/Corporate on various agreements and releases, ensuring alignment with contract terms and supporting financial and legal documents.
- Drafting initial versions of Purchase and Sale Agreements and related amendments for attorney review.
- Communicating with external counsel, title officers, and escrow officers regarding deadlines and Division needs.
- Drafting real estate closing documents and reviewing settlement statements.
- Hosting and attending meetings with various departments to support Division projects.
- Requesting and analyzing title commitments.
- Analyzing deeds, surveys, site plans, easements, and HOA/CC&R documents.
- Analyzing weekly funding reports from the Finance department.
- Organizing and maintaining daily correspondence.
- Storing and managing project files and archives in the company's electronic filing system.
- Understanding company business processes and policies to recommend necessary contract changes.
- Conducting all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
- Ability to work overtime.
Education and Experience:
- High school diploma or general education degree (GED) is required.
- A paralegal certificate is mandatory.
- Minimum of two years of related experience is necessary.
- Excellent written and oral communication skills.
- Ability to prioritize deadlines and quickly pivot between various tasks.
- Must work within tight deadlines and budget(s) with effective time management skills.
- Ability to manage multiple responsibilities with attention to detail.
- Strong organizational skills are essential.
- Ability to apply common sense understanding to carry out instructions in written and/or oral form or via company applications.
- Proficiency with Microsoft Office and Outlook email is required.
- Physical ability to sit for the majority of an 8-hour workday, use hands and fingers to handle or feel, reach with hands and arms, talk and hear. Specific vision abilities required include close vision and peripheral vision.
- The noise level is generally moderate.
Preferred Qualifications:
- An Associate's degree or equivalent from a two-year college or technical school is a plus.
- Experience in acquisitions or real estate transactions is preferred.
