Job Title: Director, Real Estate Law

Job Responsibilities:
The Director, Real Estate Law is responsible for providing or obtaining legal services for the departments within the Property Development Division of the company and its subsidiaries. The primary focus is on negotiating and preparing legal documents and performing other real estate legal services internally to minimize external legal fees and enhance in-house expertise. Key responsibilities include:

- Preparing documentation for new and existing store, office, and warehouse facilities by negotiating and drafting leases.
- Supervising and reviewing the preparation of memoranda of lease and related documents by paralegals.
- Reviewing due diligence lease materials and analyzing their impact on leases and transactions.
- Preparing lease amendments and letter agreements as requested by management.
- Supervising, reviewing, and approving Estoppel Certificates prepared by paralegals based on information provided by other departments.
- Negotiating Subordination, Non-disturbance, and Attornment Agreements, and reviewing and approving these agreements as prepared by paralegals.
- Approving, reviewing, and supervising changes to Landlord entities.
- Managing Landlord-Tenant disputes as requested by management, including responding to and preparing demand letters, representing the company in negotiations, and preparing settlement agreements.
- Rendering legal advice on real estate-related issues by analyzing and providing opinions on the potential impact of proposed changes to existing lease arrangements and issues raised by the Property Management Division.
- Coordinating legal services provided by outside counsel by obtaining advice, documents, or other services as needed.
- Preparing and reviewing standard real estate documents, including reviewing and proposing revisions to form letters of intent and form leases, and drafting property deeds, escrow instructions, corporate resolutions, mechanic's lien releases, and other standard real estate documents for pending transactions.

Other job duties include maintaining and distributing legal documents and templates for repetitive use by the Property Management department, developing "Policies and Procedures" for handling real estate legal documents, and participating in special projects or assignments as required.

Education and Experience Information:
The position requires a law degree and admission in good standing with a state bar, preferably California. Candidates should have a minimum of 5-7 years of prior experience in commercial real estate transactions, particularly in retail and shopping center contexts, document drafting, and business or corporate law. The candidate should maintain bar license requirements by attending continuing legal education courses focusing on real estate, construction, environmental, business, and corporate law. Prior experience in transactional real estate, document drafting, litigation, and business or corporate law is essential. Strong written and verbal communication skills, the ability to prioritize and handle multiple tasks and projects without supervision, and proficiency in Microsoft Word, with basic knowledge of Microsoft Excel and Outlook, are also required.

Salary Information:
The base salary range for the Director, Real Estate Law position is $111,900 to $210,300. This range is dependent on factors such as experience, skills, qualifications, relevant education, certifications, seniority, and location. The base salary is one component of the total compensation package, and other rewards vary by position and location.

Supervisory Responsibilities:
The role includes supervisory responsibilities over a paralegal.

Additional Information:
This role requires full-time in-office presence for team interaction, meetings, collaboration, client support, mentoring, coaching, and feedback. However, it can also be performed effectively using a combination of in-office and remote work. The job requires working in an office environment, primarily on a computer, and includes sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files. Consistent timeliness and regular attendance are expected, and the vision requirement includes the ability to see information in print and electronically.
