Job Title:
Default Service Operations Specialist I

Job Responsibilities:
- Monitor the foreclosure of loans secured by real estate through designated law firms and vendors, ensuring timely and accurate updates to the company's systems.
- Receive recommendations for foreclosure and review to confirm equity position, risk of loss, and opportunities for loss mitigation and/or foreclosure.
- Prepare and review foreclosure documents for accuracy.
- Review title reports for accuracy and address title claims.
- Maintain accurate records for both internal and external audits.
- Order/recommend appraisals or inspections of properties, evaluate equity positions, and prepare bidding instructions for foreclosure sales.
- Ensure vacant properties are secured in a manner consistent with protecting the company's interest.
- Participate in continual training and understanding of the collection, foreclosure, bankruptcy, loss mitigation, and mortgage servicing processes.
- Handle incoming phone calls from customers, law firms, and internal departments.
- Compile foreclosure referral packages and send them to foreclosure attorneys.
- Provide loan documentation and information to attorneys to complete foreclosures.
- Complete complaint and judgment reviews.
- Process payoff/reinstatement payments for loans in foreclosure.
- Answer customer calls for loans in foreclosure.
- Ensure foreclosure timelines are met.
- Process foreclosure tasks daily.
- Review/process suspense funds for loans in foreclosure.

Education and Experience Information:
Basic Qualifications:
- High school diploma.
- 1-3 years of experience with foreclosure documents and the court/legal process of foreclosure.

Preferred Qualifications:
- Knowledge of foreclosure documents and the court/legal process of foreclosure.
- Excellence in customer service; highly motivated, focused, and goal-oriented.
- Strong organizational skills with attention to detail, planning, and follow-up.
- Ability to multi-task and meet deadlines.
- MS Office and internet proficiency.
- Excellent written and verbal communication skills, including professional grammar and demeanor.
- Paralegal Certificate.
- Bachelor or Associate degree.
- 2 years of previous foreclosure experience.
- Prior default servicing experience.
- Proven experience in a decision-making role.

Salary Information:
Exempt Status: No (eligible for overtime pay).
