Job Title: Site Selection Leasing Program Manager

Job Responsibilities:
- Assist the Site Selection Leasing Lead in developing the company's leased and colocation data center location strategy.
- Manage site selection efforts for commercial negotiations and contract administration, collaborating with teams focused on economic development incentives, energy and utilities, network connectivity, legal, policy, and financial considerations.
- Develop and lead feasibility discussions and contract negotiations with service providers, property owners, economic development agencies, and utility companies.
- Drive and coordinate lease contract amendments to accommodate changes in business needs, improve business terms or processes, and incorporate feedback from engineering teams in the field.
- Negotiate letters of intent, lease agreements, service agreements, and other facility-specific agreements.
- Partner with internal organizations such as capacity planning, site selection managers, energy teams, data center design, construction, network engineering, legal, policy, communications, and finance to align on key business terms.
- Process contracts and agreements for internal approval and signature.
- Develop ideas for improving portfolio management metrics and tracking mechanisms, focusing on long-term capacity needs.
- Manage lease portfolio by collaborating with the lease accounting team and fulfilling monthly reporting requirements.
- Review monthly rent roll and supplemental rent roll to approve payments.
- Partner with warehouse teams to address new and existing warehouse projects.
- Ensure alignment with cross-functional teams to identify and update warehouse facility requirements.
- Manage site selection efforts for identifying and recommending solutions for warehouse facilities.
- Communicate monthly warehouse updates for both existing and pipeline sites to key internal stakeholders.
- Serve as the primary contact for all leased warehouse questions and issues.
- Travel domestically and internationally as needed, ranging from 0 to 25% of the time.
- Negotiate Master Telecommunication Service Agreements (MTSAs) and Work Orders (WOs), letters of intent (LOIs), Subordination, Non-Disturbance, and Attornment (SNDA) changes of control, and other WO-specific agreements.

Education and Experience Information:
- Minimum Qualifications:
- Bachelor's degree in a business, paralegal studies, or technical discipline.
- 8+ years of experience in leased data center site selection, accounting, finance, logistics planning, contract management, and/or development of data centers or other large-scale or mission-critical capital programs.
- Experience leading complex negotiations.
- Experienced in representing business interests to executive leadership of potential suppliers, utilities, governments, and other stakeholders.
- Experience managing multiple projects and coordinating with internal staff, consultants, vendors, and external stakeholders.
- Strong analytical and communication skills with proven experience in effectively distilling and communicating complex commercial, market, and contractual details to all organizational levels.
- Proven organizational skills.
- Familiarity with Excel and PowerPoint.

- Preferred Qualifications:
- Advanced technical degree, law degree, or MBA.
- Background in contracts management and understanding of leases, with experience in data center leases.

Salary Information:
- The salary range for this position is $126,000 to $179,000 per year, plus bonus, equity, and benefits.
- Individual compensation is determined by skills, qualifications, experience, and location.
- Compensation details listed reflect the base hourly rate, monthly rate, or annual salary only, and do not include bonus, equity, or sales incentives, if applicable.
- In addition to base compensation, the company offers benefits.
