Job Title: Property Tax Director
Job Responsibilities:
- Develop, implement, and manage comprehensive property tax strategies to optimize tax liabilities across the company's entire real estate portfolio.
- Oversee the timely and accurate filing of all property tax returns and related documentation.
- Manage property tax assessments, including review, analysis, and challenge of valuations as needed.
- Lead and direct all property tax appeal processes, engaging with assessors, external consultants, and legal counsel as required.
- Conduct thorough due diligence for new acquisitions and dispositions, identifying potential property tax implications and opportunities.
- Monitor changes in property tax laws, regulations, and assessment practices across various jurisdictions, providing timely updates and recommendations to leadership.
- Collaborate closely with internal departments, including finance, accounting, legal, and asset management, to ensure integrated tax planning and reporting.
- Negotiate with taxing authorities to achieve favorable outcomes for the company.
- Develop and maintain strong relationships with external property tax consultants, appraisers, and legal counsel.
- Prepare detailed property tax budgets, forecasts, and variance analyses.
- Implement and leverage property tax software and systems to enhance efficiency and accuracy.
- Provide strategic advice and insights to senior leadership on property tax matters.
Education and Experience Information:
- Bachelor's degree in Accounting, Finance, Business Administration, or a related field is required. A Master's degree or JD is preferred.
- 10+ years of progressive experience in property tax management, with a significant portion in a leadership or senior role, preferably within a large real estate organization, public accounting firm, or a major corporation with extensive real estate holdings.
- Demonstrated expertise in property tax law, valuation methodologies (income, cost, and sales comparison approaches), and assessment appeal processes.
- Proven track record of successfully managing and reducing property tax liabilities.
- Strong analytical, problem-solving, and negotiation skills.
- Excellent communication (written and verbal) and interpersonal skills, with the ability to effectively interact with all levels of an organization and external parties.
- Ability to work independently and as part of a team in a fast-paced, dynamic environment.
- Certifications such as Certified Commercial Investment Member (CCIM), Member of the Appraisal Institute (MAI), or similar, are a plus.
