**Job Responsibilities:**
The Realty Specialist position involves ensuring adherence to federal real estate policies during the acquisition of real property. Key responsibilities include:
- Providing advice and technical guidance to state and local officials on real estate matters for projects where local or state government is the project sponsor.
- Acquiring various property interests for military and civil works projects, including acquisition by easement, lease, permit purchase, exchange, withdrawal, and transfer.
- Acquiring properties for various Department of Defense (DoD) and other federal agencies, including recruiting offices, National Guard armories, airport space, and taxiways.
- Representing the Real Estate Division in meetings with officials from other government agencies concerning real estate actions.

**Education and Experience Information:**

*Minimum Qualification Requirements GS-09:*
- **Specialized Experience:** One year of experience in reviewing and researching real estate policies, procedures, regulations, and contracts related to federal in-leasing practices. Experience should include assisting higher-graded staff in real estate-related tasks such as developing lease requirements, completing leasing documents, and participating in lease negotiations.
- **Education:** A Master's or equivalent graduate degree, or two full years of progressively higher-level graduate education leading to such a degree, or an . or . in a relevant field such as Real Estate, Law, Business Administration, or a related discipline.
- **Combination of Education and Experience:** A combination of education and experience may qualify for this position as long as the computed percentage of the requirements is at least 100%.

*Minimum Qualification Requirements GS-11:*
- **Specialized Experience:** One year of specialized experience analyzing and applying real estate policies and procedures, interpreting mapping and legal descriptions, reviewing preliminary property title reports, negotiating with property owners, and working with Project Delivery Teams on budgets and scopes of work.
- **Education:** A . or equivalent doctoral degree, or three full years of progressively higher-level graduate education leading to such a degree, or an . in a relevant field such as Real Estate, Law, Business Administration, or a related discipline.
- **Combination of Education and Experience:** A combination of education and experience may qualify for this position as long as the computed percentage of the requirements is at least 100%.

For foreign education, credentials must be evaluated by an organization specializing in the interpretation of foreign education programs to be deemed equivalent to those gained in an accredited . education program.

- GS-09: $63,925 - $83,101 per year
- GS-11: $77,343 - $100,541 per year
- Albuquerque, New Mexico:
- GS-09: $61,774 - $80,305 per year
- GS-11: $74,741 - $97,158 per year
- Norwalk & Arcadia, California:
- GS-09: $71,244 - $92,615 per year
- GS-11: $86,199 - $112,053 per year

- This is a Direct Hire Authority (DHA) solicitation for . Army Corps of Engineers Real Estate Positions to recruit and appoint qualified candidates to positions in the competitive service.
