Real Estate Regulatory Engineer The candidate will be analyzing potential site locations and then creating business cases for site acquisition. Will be managing vendors and purchasing during the site acquisition process. Ensuring compliance with all applicable regulations. Interfacing with stakeholders like landlords, government employees, community officials and legal counsel. Maintaining database systems and reports pertaining to cellular site projects. Bidding sites out to turnkey vendors and choosing vendors for awards. Reviewing existing lease terms and negotiating lease agreement terms and conditions with potential landlords and facilitating signature of same. Resolving sites in the current Jeopardy reports. Ensuring timely payment of rent, capital contribution, and one-time payments for newly commenced leases to include macro, small cell, IB. Resolving landlord issues/requests for Certificates of Insurance, Performance and Removal Bonds, and Estoppels. Troubleshooting landlord issues with regard to legal rental documentation required, i.e. W9s, deeds, assignments, etc. Reviewing, investigating, and processing landlord written correspondence and invoices. Coordinating requests between internal and external counsel. Working with RF Design, Construction, and Real Estate teams to ensure new sites and modifications are in compliance with corporate guidelines. Negotiating and processing lease amendments for new sites and site modifications such as antenna changes, generator additions, and equipment expansions. Working closely with Zoning Team to help formulate the strategy attached to a specific Land Use application (for a Search Area), including, but not limited to, selection of expert witnesses, preparation for Planning or Zoning Board Hearing and creation of requisite exhibits. Entering required information into HQ databases applicable to the Cell Build Program, including FUZE, SiteTraker, EMIS, Rent Commencement and XNG Report, so as to ensure accuracy. Providing leadership team with regular reports, and conducting regular audits of SiteTraker to ensure accurate reporting. Providing vendor management support, providing site acquisition vendors direction, and hosting regular meetings that drive project success and identify roadblocks. Maintaining and nurturing amicable relationships with current and prospective landlords. Addressing site access issues and maintaining database of landlord contact information. Utilizing research and organizational skills for the collaboration on FCC/FAA/NEPA/SHPO Filings to HQ Regulatory team. Associate's degree or two or more years of work experience. Should have 3+ years of relevant work experience. Experience with wireless leasing or zoning is required. Bachelor's degree in Business Administration or Engineering is a plus. Strong communication skills, both oral and written are preferred. Should have adeptness with MS office software (Word, Excel, PowerPoint, etc.). Wireless real estate background. Ideally, in commercial leasing/acquisition, property management, site acquisition, land use entitlements, or real-estate affiliated legal is a plus. Paralegal certification is preferred. Knowledge of, and familiarity with state and local land use and zoning procedures is a plus. General familiarity with Civil and Radio Frequency Engineering design standards for Cell Sites being constructed on buildings, water tanks, and/or existing towers is preferred. Should have the ability to manage multiple professionals, including, attorneys, zoning team members, engineers and outside consultants.
