Specialist II Real Estate - Retail Business Services The candidate will manage assigned Real Estate projects and activities related to a particular geographic area within an operating Brand. Will be managing the internal and external processes and resources related to a variety of capital projects including minor expansions, fueling stations, e-commerce pick up points, store upgrades etc. Responsible for maintaining a working knowledge of our fuel facilities, PUP's and e-commerce warerooms and a general knowledge of associated stores, competitive activity and real estate markets in order to contribute to implementing the Brand's real estate strategic plan which is critical to the Company's growth. Manage the internal processes related to the formal approval of real estate projects consistent with the Company's strategic real estate and capital plans. These processes include coordination of the multiple internal groups involved in real estate projects including operations and sales, legal, location research, financial planning, real estate accounting, Format/engineering, etc. The processes culminate in the periodic preparation and presentation of formal capital project proposals to Brand Strategy and senior management in both written and oral form. Manage the external processes and resources related to major real estate projects including site selection and feasibility/due diligence. Maintain a working knowledge of the real estate markets within a designated geographic area and contribute to the development of the real estate strategic plan for the Brand. This includes monitoring competitive activity and developing relationships with all real estate stakeholders including Company landlords, developers, land owners, brokers, government officials, retail company real estate peers, and entitlement professionals such as land use attorneys, engineering firms etc. Work together with Real Estate leadership in maintaining key relationships with RBS and Brand operations, sales, marketing, public affairs, corporate responsibility, human resources etc in order to maximize the value of the Company's real estate assets. Activities include negotiation of use restrictions and other property rights, the resolution of landlord conflicts and special projects (i.e. new logo roll-out, Shell partnership signage program). Manage the contractual, cost control and other administrative functions related to active and pending projects. This includes managing the budgets for major capital projects and other real estate matters such as lease amendments, temporary license agreements, third party tenant consents, etc.

Qualification and Experience

The candidate must have Bachelor’s degree. Should have 2-4 years experience. Familiarity with real estate contract, leases and preferably a background in paralegal work is needed. Advanced Microsoft Excel skills is must. Versed in phases of retail real estate development including: site selection, due diligence, site planning, financial analysis, land use practices, contract and lease law, marketing, public relations, construction, accounting and government affairs is needed.
