Commercial Real Estate Title Paralegal The candidate will order and review title searches/abstracts; run title chains and identify and resolve title defects. Where necessary, personally run title searches and work on research projects at the courthouse. Draft title insurance commitments, policies and standard and special title endorsements. Communicate with clients and other parties as necessary to gather information and documentation necessary to clear title matters. Collaborate with title insurance underwriters to resolve title issues and negotiate special and affirmative coverages. Detailed review of ALTA surveys and work with surveyors to reconcile title and survey matters. Work closely with surveyors, environmental engineers and other professionals to coordinate the flow of information required to meet closing requirements and complete transactions. Where necessary, perform site inspections and take still or video photographs to document conditions upon a property. Perform real estate related court filings and records research for all departments and for a wide variety of purposes which fall outside of the scope of a traditional closing. Coordinate with project attorney and closing attorney the gathering and transmission of information, documents, reports and other materials necessary to facilitate the closing of commercial real estate transactions. Assist in the drafting of deeds of conveyance, easements, releases and other real estate related legal documents. Conduct research and assemble graphical information and exhibits to assist attorneys in zoning matters, ad valorem real property tax appeals and other administrative proceedings. In some cases, attend the proceedings with the supervising attorney or on behalf of the supervising attorney (where permitted). Handle and process administrative task related to title insurance agencies including remittances and reporting matters.
