Los Angeles office of our client seeks associate attorney with 2-4 years of experience in real property transactions, municipal law and/or administrative law. The candidate will be responsible for the preparation of telecom ordinances and land use agreements for adoption by the local governments; and for negotiating, drafting, interpreting commercial leases and amendments, and interpreting communications development and construction plans. Will be drafting and negotiating contracts, including letters of intent, complex commercial leases, amendments, licenses, easements and other legal documents. Examine and interpret construction plans, photo simulations, property legal descriptions, survey maps, title insurance reports and other collateral materials commonly used in the development process. Draft and revise municipal ordinances related to telecommunications. Advise clients on applicable State and Federal regulations and strategic business/legal matters. Investigate compliance with lease provisions, including on-site inspections and forensic accounting reviews. Ability to independently handle a real estate transaction from start to finish. Must be a California licensed attorney preferably in real property transactions, local government law and/or administrative law. Prior experience in legislative offices or administrative agencies is essential. Required proficiency with California land use, zoning and planning, drafting and revising ordnances. Additional experience in the telecommunications industry, especially in wireless telecommunication is desired. In addition to California Bar licensure any other state licensure is desirable. Experience in negotiating, drafting and interpreting commercial agreements is essential. Must have ability to read and interpret conceptual development and construction plans. Experience with California contracts, land use, zoning and planning issues is essential.
