ProfileReal Estate Specialist The candidate will implement and execute all aspects of Land Management Real Estate strategies in accordance with Client objectives. Provides assistance with various types of matters including, but not limited to, customer contracts, real estate and litigation. Responsible for preparing documents, including but not limited to, customer contracts and real estate documents based on templates provided by the legal department, interpreting existing documents and researching and compiling data. Resolve disputes with landlords and assist with condemnations, relocation of sites, tax liens and other matters as expeditiously as possible ensuring that client policies are followed and risk to the company is minimized. Respond to legal inquiries, assisting Land Management personnel with regard to issues and property and tenant matters as needed by working with client internal counsel and corporate functional groups. Effectively communicate and work with the Area, District, Asset, Tower Operations, Sales, Property Management, Legal, CM&R, Accounting, Tax, and PEP teams on property questions and issues. Escalate matters to Real Estate Manager and/or Director Landowner Relations when needed to ensure timely project completion. Keep the Real Estate Manager and Director Landowner Relations well informed regarding real estate issues including customer issues, cycle time delays, and litigation matters. Provide current status reports to management and customers on a recurring basis. Create, modify, and negotiate customer contract renewals based on approved legal templates. Organize and lead discussions on periodic pricing committee conference calls for customer contract renewals. Ensure all customer agreements prepared are accurate and comply with standards that are promulgated by the legal department. Be responsive to both customer and internally generated requests for revisions to agreements and ensure such revisions are compliant with business rules and contractual obligations. Monitor Customer agreement statuses, including upcoming expirations and terminations. Demonstrate the flexibility needed to adjust to changes in the work environment as well as being a contributing team member. Formulate and understand financial information from projects impacting financials, ground leases and customer agreements. When appropriate, serve as informal leader of Real Estate Specialist team to meet projected goals and cycle times. Ensure all non-customer impacting real estate matters are resolved in a timely manner; e.g., SNDAs, tower relocations, litigation matters, etc. Ensure CCIsites/Readiness, BPM and LRM are properly used, updated and accurate. Manage the SAR process (Site Abandonment Recommendation) to ensure all sites submitted for Abandonment have been thoroughly assessed to ensure correct decisions are made. Ensure compliance of SAR process by all functional groups until abandonment is complete. Work with Area and Corporate Real Estate to obtain Area approvals for each SAR. Create, modify, and negotiate language related to SNDA and Estoppel requests based on templates approved by the legal department. Ensure such is prepared accurately. Monitor and ensure all default claims are addressed and resolved within cure period and documents are properly. A Juris Doctorate from an accredited law school preferred. Real Estate license preferred. Must have prior experience in real estate, contract and/or business law. 2 years of related legal or real estate experience preferred. 3 years’ experience in site acquisition, real estate negotiation, or other negotiation and/or acquisition related transactions favorable. Wireless industry experience useful. Must have ability to work with a variety of external customer and business partners (sales, district team’s property, assets, legal and others). Should have the ability to research, analyze and complex real estate issues, and work with internal legal and external legal counsel,. Knowledge of the telecommunications industry helpful.
