Paralegal (Commercial Real Estate) Duties: Coordinating due diligence for a variety of primarily commercial and some residential real estate transactions, including acquisitions, sales, financing, and leasing. Reviewing and summarizing title commitments and exceptions, surveys, plats and related documents. Working closely with title companies to clear title and obtain title policies. Coordinating with title companies to order basic property information and reports, including TRIOS, chains of title, etc. and performing on-line searches for information on various City, County, and other informational websites. Communicating verbally and in writing with title officers, surveyors, engineers, and other consultants as needed to analyze and help resolve title issues, property conditions, and transaction deal flow. Communicating verbally and in writing with clients regarding all aspects of real estate transactions and related issues. Preparing and recording a variety of documents, including purchase and sale agreements, deeds, mortgages and trust deeds, easements, leases, options, assignments, memoranda, etc. under both Oregon and Washington law. Preparing loan documents, including promissory notes, trust deeds, construction and other loan agreements, guaranties, and related documents. Preparing documents for and overseeing nonjudicial foreclosures throughout the process. Preparing documentation needed to create condominiums in both Oregon and Washington, and to form condominium owner associations and homeowner associations. Preparing and distributing closing binders. Preparing closing checklists and coordinating the closing process for various commercial and some residential real estate transactions.
Qualification and Experience
Requirements: Bachelorâ€™s degree and/or training in paralegal work; or equivalent combination of education and experience in court and law, including federal, state and appellate. 3+ years of Commercial Real Estate experience, preferably in a law firm setting, In-House department or a title company. Ability to multi-task and prioritize assignments while delivering consistent, quality work product to both attorneys and clients. Strong attention to detail. A sense of urgency and ability to deliver high quality work product under time pressure. Ability to work with limited supervision subject to attorney direction and approval, and to seek help when needed. Strong command of the English language, including excellent spelling, grammar, punctuation, form and style, and the ability to compose correspondence and documentation and proofread. Familiarity and comfort with the use of online resources and technology to perform essential job functions. Familiarity and comfort with the use of maps, surveys, and other real property documents used to perform essential job functions.
