Real Estate Paralegal The candidate will support all aspects and stages of real estate transactions including lease drafting and negotiations with landlords. Under the supervision of RE attorneys, assist with the preparation, review, editing and negotiation of legal documentation (including leases, purchase and sale agreements, amendments, early access agreements, license agreements, easement documents, declarations, CC&Rs, confidentiality agreements, brokerage and listing agreements, and other ancillary RE documents). Under the supervision of RE attorneys, review and finalize SNDAs with Landlords and their Lenders. Prepare Estoppel Certificates based on information received from real estate, property management, construction, and facilities departments. Under the supervision of attorneys , review mechanics liens and prepare correspondence to Landlord. Follow up internally, as necessary, to facilitate removal of lien. Collect and distribute lease information, including redacted leases, to internal team, as requested. Coordinate with risk management and insurance brokers regarding insurance questions and COIs. Summarize material terms of contracts (including declarations, covenants, leases, and other property-related documents). Work closely and collaboratively with the Property and Lease Management team to address landlord and tenant issues arising under leases. Develop internal relationships with resources within Tesla and outside the Company. Under supervision of attorneys, perform real-estate document due-diligence for mergers & acquisition. Under supervision of attorneys, create leverage by identifying and implementing scalable processes and create templates to deliver legal services. Should have 7+ years of real estate and related experience, including a background in real estate transactions, leasing and development, with a law firm or in-house legal department. Must have Paralegal Certificate or JD degree. Must have strong PC skills with Microsoft Office (including Word, Excel, power-point, OneDrive, and Outlook) as well as ability to learn and use proprietary computer systems and databases. Experience working with Legal Tracker required. Must have excellent negotiation skills and experience supporting and aggressively closing real-estate transactions such as leases, acquisitions, dispositions, ground leases etc. Superior written and verbal communication skills required. Must have Notary Public. Bilingual Spanish a plus.
