Contracts Coordinator/Paralegal The candidate will manage a high volume of lease documentation, and to organize and facilitate a wide range of legal and corporate information. Will draft and revise tenant leases and other real estate contracts, and may handle some negotiations. Assist with real estate and corporate transactions as assigned. Communicate with leasing attorneys and leasing department regarding lease documents and deals made with tenants or proposed tenants. Assist with prospective tenant proposals, including letters of intent. Meet with leasing agents to review lease terms, status. Review proposed and existing lease deals, lease modifications and completed leases and react/respond to changes as directed. Draft and negotiate lender waivers, subordination agreements, estoppels, assignment/sublease consents, termination agreements, and in some cases, lease documents, with tenants. Draft and revise new leases for new and existing tenants. Collect and manage information and exhibits from other departments for final lease review. Draft letters to tenants and vendors addressing property management issues. Respond to inquiries regarding leases and lease related documentation. Perform lease review due diligence for the acquisitions department. Manage cataloging of environmental and access matters and use restrictions that may need to be addressed when drafting letters of intent or leases so there are no violations of an existing leases, use restrictions or environmental laws. Manage organizational documents and work directly with third party vendor to create and manage corporate entities. Maintain legal tracking reports, including property issues lists and litigation report. Liaise with insurance broker, adjusters and outside counsel to handle insurance claims. Assist General Counsel’s performance of Corporate Secretary functions, such as preparation of Board meeting books and agenda and drafting of related documents. Perform a wide variety of administrative functions supporting the Legal Department. Reviewing contracts for completeness and accuracy, including but not limited ensuring documents are properly signed and retrieving additional information when necessary.
Qualification and Experience
The candidate must have Bachelor’s degree or equivalent work experience. Should have 1+ year of administrative or paralegal experience. Prior experience in real estate operations and/or contract language and negotiations is preferred. Notary public is a plus. Excellent communication skills, both written and verbal is needed. Experienced user of Microsoft Office software is must.
