Real Estate Paralegal The candidate works closely with EDF Renewables attorneys, developers and real estate specialists to draft, review, manage and administer real estate agreements and related documents (land contracts, leases, easements, purchase agreements, etc.) associated with renewable energy projects. The position also involves conducting real estate due diligence, reviewing title reports and surveys, identifying and curing title issues, and negotiating title insurance policies required for the development, financing and operation of renewable energy projects. The position may also involve work on commercial leasing. Draft and coordinate approval and execution of various real estate agreements and related documents including leases, lease amendments, easements, purchase agreements, landowner estoppels and various other land and title related documents. Obtain, review, organize and analyze title commitments and surveys. Identify and cure title issues, and review and negotiate title insurance policies (including endorsements). Conduct real estate and title due diligence on various projects, and work with regional offices, title companies, surveyors and internal or external legal counsel to resolve title issues. Prepare real estate related summaries/trackers to assist in project management. Administer real estate related documents and assist in maintaining a database of land rights. Review commercial lease terms, and analyze and interpret lease provisions with the guidance of legal counsel. Maintain corporate policies and procedures while balancing unique needs of differing jurisdictions. Assist various departments and regional offices on real estate related needs, title curative matters and project financing activities. Other responsibilities as assigned.
Qualification and Experience
The candidate should have associate degree and paralegal certificate (or equivalent experience) required. Minimum of 5 years of real estate paralegal experience preferred (some in-house corporate experience or title company experience preferred). Experience with real estate development projects, preferably renewable energy projects (cell phone tower experience can be helpful). Minimum of 5 years of experience with title and survey related work (including review of title commitments, negotiation of title policies and title curative work), leasing, and real estate purchase and sale transactions. Experience conducting real estate due diligence for project acquisitions (review of leases, title reports, environmental reports, surveys, etc.). Ability to read and interpret legal documents. Excellent understanding of legal and real estate vocabulary. Strong interpersonal and communication skills (written and verbal). Self-motivated, inquisitive and passionate. Ability to work independently or as a member of a team. Proficient with computers, including but not limited to Microsoft software products (Word, Excel, Outlook and Powerpoint). Database management and SAP experience is a plus. California notary license is a plus.
