Real Estate Portfolio/Property Manager Responsibilities: Managing eminent domain procedures (Condemnations). Negotiating Easements/Licenses. Managing Regional Excess Property. Proactive Site Enhancements. Non-monetary Defaults. Resolving CAM Disputes. Tenancy Enforcement. Lease and Land Rights protection. Lease review. Manage jobber relationship as needed. Coordination of Jobber Approval Process (existing stores). Traditional Store Closing support (LL issues, walk through). Facilitating Transition of excess property to Home Office. Work closely with Regional Development Teams, Legal Department Attorneys, Property. Administration, Finance, REF Accounting, Asset Managers, Franchisees, landlords and governmental authorities on defaults, CAM questions, property tax, tenant/landlord inquiries and disputes, easements, condemnations, litigation, and violations. Build and maintain relationships and dialogue with the region's operators, landlords, and governmental authorities. Represent by participating in professional real estate management organizations and attending public hearings. Conduct regular communication with Regional Restaurant Development Management including Development Director, Regional Construction Manager, and Regional Real Estate Manager to maintain alignment with the regional plan and to participate in the Regional planning process. Maximizing Existing Assets: Analyze the financial implications of issues and make appropriate recommendations to regional management. Capitalize on profit opportunities and minimize losses in the management of regional excess property. Work closely with the regional and corporate teams to enhance restaurant profitability (e.g. easements; programs to enhance visibility, access, signage, enforcing property rights). Problem Solving and Innovation. Consult with the Coordinators, Franchisees, Construction Managers, Real Estate Managers and Operations regarding issues related to maintaining the property by coordinating internal and external resources. Meet with Landlord and resolve CAM responsibility disputes. Conduct on-site inspections of problems. Maintain a list of approved service providers on the Region/Division web site which the Franchisee can use for repairs and maintenance. Working with Legal Department Attorneys, governmental authorities, Area Construction Managers, and outside consultants for the following matters related to condemnations: a) estimating value of improvements taken and cost to restore (e.g. curbing, asphalt, outdoor playlands, sign relocation, landscaping); b) complying with municipality w/code; c) negotiating compensation from condemning authority; d) preparation of condemnation impact reports; e) revising and executing legal documents. Working with Finance Directors and Legal to initiate Legal notice and default for past due accounts receivable for Tenant properties. Prepare and disseminate project tracking reports to the regions and management. Working with Region with traditional store closing processes and transitioning the property Landlords or disposition.
Qualification and Experience
Requirements: High School Diploma or equivalent required. 2+ years of lease analysis and direct negotiation experience. 1+ years of construction, project management experience. Preferred: BA/BS degree in a business-related discipline preferred; additional diversified real estate, construction, and financial courses desirable. Property management, paralegal or title company background with real estate or construction experience would be a plus. Commercial real estate, retail sector and facilities experience desired. Working knowledge of governmental processes such as permitting, zoning, special use, licensing, and condemnations. Competency in use of surveys, site plans, and building plans. Working knowledge of accounting A/R and A/P, retail commercial industry, and contract terminology. Intermediate level proficiency with current Microsoft Office software, email and Internet research. Experience working independently and prioritize effectively in a complex, ambiguous and fast-paced environment. Quantitative and analytical skills as well as attention to detail. Strong written and verbal communication skills and customer obsession. Experience managing the outsourcing of facilities and property maintenance and excess property, superior communication skills (written and verbal). Problem solving, ability to troubleshoot complex issues and achieve a solution. Priority setting, decisiveness, organization and time-management skills.
