Paralegal, Senior - Real Estate
Responsibilities: In connection with retail stores, and its distribution centers, offices and other non-retail sites: Investigate and respond to correspondence, third party requests and other inquiries from internal and external sources, including requests for modifications to property documents, property related fines and violations, 24 hour operation analysis, signage agreements, mechanics’ liens, lease amendments, proposed easements or eminent domain takings, and other real estate instruments and documents, as assigned. Prepare agreements and other documentation to support the foregoing. Work includes exercising independent discretion and judgment to negotiate and coordinate with external parties to address the concerns of internal parties (particularly with regard to negotiating condemnation awards, scheduling of construction, and terms with DOT and ROW agents/engineers and working with external sale/leaseback landlords and mortgage holders), reviewing and summarizing relevant sections of Leases, property files, closing binders, real estate documents, site plans and ordinances, among others. Assist Regional Attorney in leasing transactions by (i) preparing Notices of Lease and other related documentation; and (ii) assist Regional Attorney in commercial real estate land closings and lease possessions, including conducting due diligence review of title and survey, monitoring closing checklist, preparing title objection letters , reviewing settlement statement and reviewing and coordinating other closing documents, recording documents, and preparing closing binders as required. In support of Surplus Property Department, prepare and negotiate Sublease Agreements, Sublease Amendments and Lease Terminations and otherwise support the disposition of properties. In connection with acquisitions as well as other special projects (including front store and Health Hub services), conduct due diligence (including reviewing and abstracting leases and other legal documents); assist in the preparation of related documents, coordinate signing, payment and other closing mechanics with internal and external parties; and post-closing follow-up with internal and external parties. (i) Build, run, and distribute reports on a periodic basis for the entire practice group to track internal matters and for budgeting, and (ii) provide administrative support (including notary public services).

Qualification and Experience

Qualifications: Associate's Degree required; Bachelor’s degree preferred. 3+ years’ of commercial real estate experience in a law firm or relevant in house corporate environment. Preferred Qualifications: Experience with title, survey and plan review. Experience with databases including Tririga and Tracker. Working with internal legal, real estate or property administration teams and processes (such as process for wires (both outgoing and incoming), bill payment, pipeline projects, condemnations, and third party requests).
