Real Estate Transaction Manager
The candidate responsibilities will include: Represent Real Estate in transactional activities including acquisition of new real property, disposition of surplus lands. Negotiate and prepare lease documents for commercial and industrial leasing. Management of lease documents. Negotiate, draft and analyze a broad range of legal documents related to real estate matters, including contracts, deeds, easements, permits and other real estate related documents. Provide guidance for the leasing activities for NYPA’s White Plains Offic. Compile and draft required annual and periodic reports. Provide professional support for the department’s real estate closing and permitting process. Provide the Manager of Corporate Real Estate with informed recommendations pertaining to the acquisition or disposal of NYPA real property and complex leasing transactions as both landlord and tenant. Ensure that the Eminent Domain Procedure Law and other applicable statutes are properly followed in cases involving NYPA’s appropriation/acquisition of real property. Confer on NYPA transaction-related real estate activity with all appropriate Federal and State agencies. Assist the Legal Department in the defense of claims against the Authority and participate in the settlement of existing and potential claims. Provide expertise and support to NYPA’s permitting program. Provide professional real estate supportto other NYPA departments. Must have knowledge of and ability to prepare real estate related legal documents, including ontracts of sale, option agreements, settlement documents, and closing papers, in association with the purchase and sale of real estate and interests in real estate prior to final legal review by the Law Dept. Practical experience with Easements and Licenses. Should have knowledge of the application of appraisal techniques of income approach, replacement cost and comparable sales. Must have knowledge of NYPA’s relationships with other utilities, New York State agencies and authorities; particularly the Department of Public Services, Department of Law and Department of Transportation. Should have knowledge NYPA’s RE acquisition and disposal procedures. Understanding of the Public Authorities Law (PAL), and how it applies to the acquisition and disposal of interests in Real Property required. Knowledge and experience in appraisal review, contract and document negotiation, title review and Eminent Domain procedures, preferred. Knowledge of surveying, engineering, and construction methodology is preferred. Juris Doctor Degree strongly preferred. License to practice law in New York State, preferred. Should have 5+ years of professional experience in a diversified real estate setting; 10 years of professional experience in a diversified real estate setting, preferred. Prior experience in New York State or other government, preferred. Must have experience in handling sophisticated real estate transactions. Prior experience with proceedings under the NYS Eminnent Domain Law, preferred. Experience with surveys and GIS, contract and document negotiation and title review and Eminent Domain procedures, preferred. Experience in the application of appraisal techniques of income approach, replacement cost and comparable sales, preferred.
