Real Estate Specialist The candidate receives information on potential site locations. Analyzes information to determine viability of site, compliance with Company and legal standards and eliminates any candidate sites that create undue risk for the Company. Manages vendors on every step of the acquisition process: e.g., lease negotiation, zoning approval process, title review, regulatory. Ensure proper FCC, NEPA and SHPO requirements are met. Interfaces with local, state and/or federal employees regarding zoning. Oversight of the zoning process. At times, represents Company at zoning hearings. Develop business cases for site acquisition based on legal review of the proposed lease. Routes the business case and ensures all proper approvals are obtained. Communicates, verbally and in writing, with landlords to resolve any disputes or clarify any lease interpretations. Manages the above processes for new builds, modifications and additions, as well as third party co-locations to existing sites. Project manages processes to ensure all parties meet established time frames, as well as Company standards. Reviews all pertinent invoices for purchase order processing. Make certain that costs are within budgetary constraints. Acts independently, involving Manager only when issues need escalation. Must have Bachelor's degree or 1+ year of work experience. Should have 1+ year of relevant work experience in the wireless industry. A Bachelorâ€™s degree in business is preferred. Real Estate, paralegal or legal experience desired. Experience with databases including Site Tracker a plus.
