Real Estate Regulatory Specialist The candidate will ensure the compliance of the territory lease documents with corporate policies and guidelines. Will thoroughly review each lease package for completeness and accuracy. Will review and understand complex legal documents including government leases, municipality leases, purchase agreements, and distributed antenna system (DAS) agreements and verify accuracy. Will be required to input proper information into the company database. Will coach counsel, submarket staff, and team members in a variety of settings including conference call, webinar, training classes and individually. Will be required to interact with outside and in house legal counsel on real estate matters which require special handling. Will manage multiple assignments and projects supporting the company's 10 sub markets. Will formulate strategies and schedules to ensure maximum efficiency and will be asked to find ways to reduce expenses.

Qualification and Experience

The candidate should have a Bachelor's degree or four or more(4+) years of work experience. Three or more years of relevant work experience preferred. A Notary Public or eligibility to become one. A degree a big plus. Real estate license or paralegal license preferred. Experience in the wireless industry. Professional level knowledge of real estate contracts and general business practices is required as it pertains to the wireless industry. Ability to work autonomously in a dynamic environment to meet deadlines and established commitments. A proficient knowledge of contracts is required in order to be able to work on special projects such as master agreements for new technologies and small cells. Previous negotiation experience is required. Will be required to operate with minimal direct supervision. Must have the ability to project manage numerous projects with fluctuating priorities in order to ensure timelines are met. Must be flexible and able to use analytical thinking to resolve issues. Must possess skill and ability to read and understand legal contracts. Must be capable of taking initiative to streamline processes and reduce operating expenses. Must be flexible, with proven attention to detail and excellent written and oral communication skills. Must demonstrate the ability to build a rapport with coworkers, managers, and vendors alike. Proficient computer skills required.
