Counsel, Leasing & Operations Duties: A key member of the Legal team handling leasing, operational and other transactional matters for the Company. Provide primary support to the Vice President, Leasing & Operations Counsel with the drafting and negotiation of various agreements relating to the ownership, management and operation of the Company’s real estate holdings, as well as supporting the Company’s newly launched in-house leasing initiative. Interaction with other in-house attorneys and paralegals, as well as various other intracompany groups, including but not limited to Asset Management, Accounting and Tax. Reports to the Vice President, Leasing & Operations Counsel. Draft and negotiate wide range of contracts and agreements relating to the ownership, management and operation of the Company’s office and mixed use real estate projects. Serve as the primary legal contact for the Company’s property management team as day-to-day legal issues with tenants, vendors and other third parties arise. Support the Company’s in-house leasing practice, including the drafting, negotiation and review of office and retail leases, amendments and related documents (e.g., commencement letters, consent to sublease and assignment, commission and listing agreements, confidentiality agreements, non-reliance letters, tenant demand letters, 3-day notices, etc.). Supervise one or more paralegals and help to strengthen and develop the team’s contract drafting and organizational skills. Research and respond to changes in law and inquiries regarding new issues that arise in the areas of leasing, vendor relationships and property management. Assist with the creation, updating and maintenance of the Company’s leasing and operational form agreements. Work with development/construction teams to review contractor changes to standard agreements as needed. Assist with developing and implementing various company initiatives as necessary. Assist with special projects and other matters as necessary.

Qualification and Experience

Requirements: JD degree from an accredited law school. Current member in good standing with the California Bar. 2-5 years’ experience working on transactional real estate matters at a leading law firm or as part of an in-house legal team at a real estate company. Experience representing or working for institutional landlords and/or public real estate investment trusts is a plus. Strong contract drafting and negotiation skills are a must. Specific experience with day-to-day property management and operational legal matters such as vendor contracts, NDAs, license agreements, broker commission agreements, telecom agreements, service agreements and consulting agreements is preferred. Will have law firm and/or in-house experience working on transactional real estate matters, preferably with some prior experience in office and commercial leasing. Attention to detail and organizational skills are key, as well as the ability to manage and prioritize a high volume of requests and competing matters at any given time. Effective verbal and written communication skills, including the ability “think on the fly” and provide quick, sound legal advice in emerging situations. Team player with a history of working closely with paralegals and/or legal assistants in a collaborative environment. High level of professionalism, discretion and business judgment. Motivated, self-starter who takes pride in their work product and is willing to “own” the work assigned to them.
