ProfileEntry-level Paralegal The candidate will support all aspects of real estate transactions, including title and survey review, due diligence, coordination of signing and post-signing integration and administration. Support all aspects of licensing and compliance, including researching compliance criteria, preparing licensing and compliance documents, and working with state and local officials on an ongoing basis. Check & summarize material terms of licenses, leases, utility agreements and master contracts. Assist with the preparation, execution, and filing of required contracts and other legal documents and the administration of day to day departmental activities. Review legal documents related to acquisitions, leases, and regulatory matters. Draft letters and other correspondence having a legal effect related to transactional and regulatory compliance matters for business units. Maintain legal files, maintain system of preservation for all original legal documents including scanning and indexing for electronic records and database. Manage an ongoing checklist review process to review all matters throughout the development process and prior to transmittal of close-out package to client. Coordinate small cell/utility pole acquisition (SCIP) and leasing activities with internal and external teams including legal, telecom engineering, operations, and construction. Perform administrative duties and tasks and be flexible to take on new tasks and challenges.
Qualification and Experience
The candidate should have an undergraduate degree. Paralegal certificate is a plus. Significant experience handling commercial or residential real estate transactions and land use matters preferred. Experience working with either a Tower Company, Wireless Carrier, DAS providers, Public Utility or site acquisition company handling contracts, Right-Of-Way or related matters a plus. Thorough understanding of real estate practices/law, business and financial terms/concepts. Ability to manage and execute multiple tasks and multiple projects simultaneously. Exceptional organizational skills, superior work product and follow-through, and ability to work well with cross-functional teams. Ability to quickly learn new skills and provide high energy to the team. Strong ability to follow up on pending items, track project progress and stay current on project status and milestones.
