Real Estate Representative Duties: The candidate will acquire, dispose of, and protect company real estate interests including fee properties, rights of way (specifically for expense projects), leases, licenses, and real estate-related agreements. Receive real estate-related requests from the company and third-party customers; set up files; research company real estate records; evaluate rights, duties, requirements, and advisability of complying with requests. Make contacts with third parties to gather information in order to provide the manpower and management necessary to fulfill, modify, or reject the requests. Prepare real estate contracts and agreements to facilitate the exchange, modification, acquisition, sale, or release of the company’s land rights in support of operations, system integrity, business development, environmental, and other company objectives. Close files and merge relevant documents into the company real estate database and files. Supervise third-party resources. Maintain project budgets related to real estate functions/contractors. Perform due diligence for real estate issues and objectives associated with projects. Represent the company to third parties (landowners, tenants, governmental entities and agencies, land developers, mineral developers, energy transportation, and utility companies) in matters related to company operations, company real estate, and other company assets. Provide support to the Legal department for legal controversies and document preparation and review related to real estate issues. Provide support for the acquisition of rights, entry, activities, and damage settlements associated with in-line inspection, pipeline repair and maintenance, cathodic protection systems, and right of way clearing (predominantly for expense projects). Provide information on company easement rights and encroachment removal and prevention. Counsel and advise field operations, project managers, legal, and management on real estate matters including review of documents and plans; report and make recommendations relative to projects, existing agreements, or requirements for new agreements affecting Magellan. Research, investigate, document, and negotiate contracts and agreements, and settlements concerning property rights and claims associated with projects. Contracts and Agreements include licenses, easements and right-of-way documents, access agreements, releases, partial releases, and other such agreements (predominantly for expense projects). Review proposals, documents, and construction drawings, conduct research, evaluate sites or routes, and report and make recommendations relative to proposed or existing contracts and projects affecting Magellan's real estate needs or rights. Evaluate, appraise and negotiate the purchase or lease of land when new facilities are to be built or when required in construction, relocation, acquisition, divestiture, or remediation activities. Evaluate, appraise, conduct courthouse research of marketable title and negotiate the acquisition or relinquishment of real estate interest.
Qualification and Experience
Qualifications: The candidate should have Bachelor's Degree in land management, business, Juris Doctor, or equivalent degrees is preferred. Should have 5 years of pipeline and/or pipeline terminal/facility real estate-related experience or equivalent. Knowledge of pipeline and/or pipeline terminal/facility operations, construction, and environmental issues required. The ability to communicate effectively orally and in writing in English with co-workers, supervisors, and internal and external customers; the ability to work in stressful conditions; the ability to adapt and respond to changing circumstances; the ability to use a personal computer with the Windows operating system to complete timesheets, send and receive an email, and access information posted on the Company's intranet; availability as needed to work on both a scheduled and call-out basis; and the ability to work at the assigned job site.
