Managing Director, Corporate Real Estate Duties: Serves as the primary internal and external point of contact for all issues relating to Hawaiianâ€™s facilities system-wide, including both airport and non-airport locations. Manages negotiations and relationship activities with governing bodies at all airports system-wide, ensuring effective cost control including providing oversight of airport development plans and capital improvement projects, operational efficiency and asset utilization that maximizes the value and best supports the companyâ€™s business strategy (in coordination with Government Affairs and Law Department teams). Manages the companyâ€™s relationship and roles with and between the airline committees and airport managers for all airports in the system to deliver outcomes consistent with the companyâ€™s interests. Has primary responsibility for managing all issues arising from or relating to our airport leases and facilities, including environmental matters and ordinances or legislation that affect those airports, and intra-Company departmental relations. Serves as subject matter expert for any disputes arising from potential airport violation of DOT Rates and Charges policies and coordinates with internal and external counsel as needed. Maintains primary budget responsibility for all facilities as well as Corporate Real Estate Department. Implements negotiation strategies and participates in all negotiations with other airlines, airport authorities, and governments regarding airport leases, landing fees, space utilization, etc.. Demonstrates leadership to team and industry to maintain credibility necessary for success. Manages staff responsible for airport and other real property leases. Directs the development and administration of processes to support key strategic airport related projects, including business case development, planning and negotiation. Actively provides support in exception management, conflict resolution and strategic alignment. Develops, recommends, and coordinates with other business units to manage budgets and policies regarding real estate utilization. Takes actions to further these policies and coordinates and obtains the support of relevant corporate organizations. Demonstrates creative solutions and appropriate risk management to achieve corporate objectives . Corporate Real Estate â€“ Design and Construction. Manage Design and Construction staff and outside contractors, and/or directly lead large scale initiatives to plan, design and execute airport and commercial property facility modification projects; have primary responsibility for intra-Company departmental relations and reporting . Manage design, construction, schedule or budget related issues that pose challenges to the success of the project by drawing on knowledge of the construction process and past experience. Monitor progress for compliance with budget, schedule and other goals of the projects. Deliver projects within scope, on-time and on-budget. Meet with airport management to review current state of ongoing or planned projects by the airport. Provide input on airline impacts and collaborate on revisions to the design or construction approach to satisfy the airlineâ€™s interests . Meet with internal stakeholders to discuss airline and city projects to communicate project scope and likely impacts and benefits. Develop consensus on Design and Construction approach to optimize project value to the Company. Create reports to convey project status, including financial and budgetary matters, to senior management. Provide construction management and design support to the MD HNL Redevelopment for T2 Lobby, Bag System and Concourse projects. Corporate Real Estate â€“ Facilities Management. Directs property management function of all corporate headquarters properties including the main corporate office, offices at the main hangar, HNL terminal and ancillary facilities in Honolulu. Plan and prepare to take on property management of all terminal-side properties at all Neighbor Island airports in the State of Hawaii. Includes management of lease negotiations and relationship activities with respective commercial landlords at assigned locations. Manages all aspects of multiple Honolulu headquarters facilitiesâ€™ daily building operations through matrixed staff and/or vendors and facility management.
Qualification and Experience
Requirements: Bachelorâ€™s degree. 10+ years of related airline industry experience. 5+ years of management experience. Experience in the construction and real estate industries. Experience working with domestic and international airport authorities. Excellent analytical, organization, communication skills. Demonstrated ability to persuade leaders across the organization. Ability to travel to locations HA system-wide and such other cities, domestic and international, as needed. Preferred: MBA or JD degrees. Experience with government relations. Proficiency in Japanese or Mandarin.
