Manager, Commercial Property Management - NRI The candidate leads most aspects of the management, operations, and functions associated with a portfolio of multi-tenant office buildings within a defined geographic area. Leads a small team to assist in managing the portfolio. Resolves office and retail tenant concerns, providing a high level of customer satisfaction and being a great partner with tenants at the leadership level. Manages third-party tenant relationships to ensure a high level of customer satisfaction and tenant retention. Directs maintenance and alteration of land and buildings, office areas and furniture/equipment according to established company standards, building codes and other applicable regulatory agencies. Directs and leads some aspects of vendor and contractor professionals, including maintaining positive relationships with the leaders of those entities to ensure quality results. Vendors include engineers, contractors, consultants, architects, and various other service providers. Ensures vendors and contractors follow internal and external policies and procedures. Leads various aspects of portfolio/property financial performance, including capital planning, budgeting, rent billing/collections, expense management/reconciliation and financial reporting/tracking. Procures building services, including preventive/predictive maintenance, security, cleaning, landscaping, utilities management, life safety and tenant relations. Provides oversight and indirectly leads the day-to-day work of NRI's engineering staff to drive problem resolution and high customer satisfaction and retention. May review and assess performance. Directs tenant improvement construction activities for certain new/renewal tenants, utilizing third-party architects, engineers, and contractors. Participates in various aspects of the lease process including efforts to secure new tenants, as well as the ongoing management/enforcement of these leases. May perform other responsibilities as assigned.

Qualification and Experience

The candidate should have undergraduate studies business, pre-law, real estate, facility/property management or related subject area. Certified Property Manager (CPM) or Real Property Administrator (RPA) designation or certifications relative to the industry are preferred. Typically, 5+ years of relevant experience in commercial real estate, facility/commercial property management, business management, legal, construction, etc. In-depth knowledge of commercial property management and facilities projects, project management techniques, construction and design, intermediate accounting, and financial principles. In-depth knowledge of policies and procedures associated with commercial facilities and related activities. Detailed understanding of contract and service level agreements negotiation and review, as well as legal document preparations. Must have excellent interpersonal, communication and facilitation skills to communicate with leaders and effectively participate in and conduct client and project team meetings. Ability to work across team lines by building collaborative relationships, gaining support and resolving conflicts. Ability to research, analyze and make decisions related to property management issues. Other criteria, including leadership skills, competencies and experiences may take precedence.
