ProfileAttorney and Senior Site Acquisition Manager The candidate will work with jurisdictions on agreements to place SQF poles in the public ROW. Will negotiate private property leases. Review legal documents from government agencies and utilities. Negotiate master lease agreements and attachment agreements on behalf of SQF. Survey new search areas to determine potential candidates. Work in the field doing outside plant activities including pole surveys, site identification and design walks. Obtain all municipal permits required for wireless site deployment including wood poles, rooftops, and tower site locations. This will include travelling to municipal offices, meeting with municipal officials, and representing the client at municipal meetings. Obtain all municipal, county or state right of way approvals as required. Work with landowners through the permitting and leasing process as necessary. Communicate action items to team members in a timely manner. Maintain internal database system to keep information accurate and up to date. Coordinate with A&E and Construction vendors. Review LEs, CDs and ZDs for accuracy and quality. Maintain orderly records of all documents. Work independently and/or remotely with limited supervision. Analyze land use ordinances and permitting regulations. Facilitate work processes for municipal consent, zoning and permitting with client outside counsel.
Qualification and Experience
The candidate should have a Law degree. Must have 5+ years of wireless site acquisition experience with a focus on leasing and permitting. Should have experience in all aspects of the leasing process and leasing documents, with the ability to negotiate leases and renewals. Experience in working with municipalities on siting facilities in the public ROW needed. Should have experience in negotiating master lease agreements with utilities and local governments. Comfort with Google Earth and ability to learn other mapping applications is required. Knowledge of the leasing process and leasing documents, with the ability to negotiate leases and renewals is needed. Should have familiarity with environmental regulations and environmental permitting requirements. Understanding of property ownership rights, ability to research registries of deeds, and to digest property documents such as deeds and easements is essential. Basic knowledge of the utility industry with an understanding of pole licensing, attachment agreements, joint use, grants of location and or franchise agreements is a must.
