Paralegal - Real Estate The candidate will draft leases, amendments, termination agreements, assignments and subleases. Process and prepare finalized documents and other customary tasks in preparation for execution by firm’s. Draft estoppel certificates and SNDAs, send emails out to property management and facilities management inquiring of any issues related to the property and, if there are any issues or any outstanding balances owed, update estoppel certificates to reflect the same. Draft Purchase and Sale Agreements (PSA) and, if firm’s is the purchaser, request earnest money payment to the escrow agent once a PSA has been fully executed. Obtain zoning letters for the locations that we purchase. Coordinate execution by firm’s of closing documents and delivery of same to escrow agent. Post-closing administrative duties. Draft sign lease and sign lease renewal packages for franchised location. The preparation of each packet includes drafting a cover letter, ACH draft notice (outlining the franchisee’s payment), amortization schedule for the duration of the lease, and sign lease or license agreement and incorporating site-specific details provided by Real Estate and/or Franchise. Send the sign lease packet to the construction manager for further handling. Perform all administrative duties associated with the above listed tasks, including, by example, draft relevant correspondence, follow up with various team members re: status of in process documents, prepare federal express packages. Provide general administrative support to attorneys handling real estate transactions. Perform research and investigative tasks regarding matters such as determining the amount of filing fees for documents to be recorded and necessary steps to put a bond in place/have a bond released. Must have 5+ years of paralegal/legal experience at law firm or in-house, including 3+ years of prior experience focused on employment law (preferred). Bachelor’s Degree and/or certificate from appropriate paralegal accreditation program required. Prior in-house experience in multi-unit retail system environment is preferred.
