Senior Real Estate Strategic Planning Manager Duties: Reporting to the Director of Real Estate Assets, the Real Estate Strategic Planner is responsible for proposing, developing, analyzing and managing strategic initiatives to improve the ability of a portfolio of about 50 buildings with about 6M square feet of space to support work environments and employee experience. This is a strategic role requiring strong skills in supply-demand planning and product management of real estate assets, as well as exceptional cross-functional leadership and collaboration. The position also requires strong qualitative and quantitative analysis, business case development and expertise in real estate and urban planning. Decisions this role informs have significant financial impact (~$250M annually). Lead and/or collaborate on strategic initiatives to improve South San Francisco campus in the areas of capital planning, land-use planning, parking and transportation infrastructure, public projects and regulations, and real estate supply planning and transactions. Also, collaborate on initiatives designed to accelerate goal to ease employee commutes and address high cost of housing. Propose and develop plans and define product attributes for specific projects and initiatives with significant multi-year economic impact (>$10M annually) that align with company’s campus planning and real estate asset management goals. Manage extended workforce and respective budget to support projects. Manage on-campus and park-and-ride parking supply as a service for employees and visitors, serving over 6,000 people each day. Effort will include performing or coordinating supply planning, utilization metrics, introduction of parking technology, communications, budgeting, and enforcement across organization boundaries. Evaluate financial and other implications for Genentech of existing and proposed local government impact and business improvement district fees. Partner with other Sr. Real Estate Strategic Planning Manager to develop the Site Services capital expenditure plan, documentation of pipeline of projects, and plan-of-record. Bring subject matter expertise to understand the company’s real estate portfolio and the implications of the City of South San Francisco zoning and planning regulations for the East-of-101 Area. Play a key role in shaping Real Estate strategic planning.
Qualification and Experience
Requirements: Masters-level degree in business, urban planning, architecture, law or other relevant professional field. 10+ years of relevant experience, preferably in a large company or consultancy to large companies with a focus on urban planning and real estate. Experience in the following is also highly valued: resource planning, finance, real estate transactions, design and construction, urban planning law and/or facilities management. Self-learner with willingness to tackle subject matter and use of technology beyond current expertise. Excellent communication skills with ability to present complex ideas, influence and gain credibility and respect from stakeholders across all levels of the organization (employees to executives). Creative problem solver with entrepreneurial spirit. Proficient with technology, including creating spreadsheets, word documents, presentations with graphics and utilizing collaboration software and applications. Comfortable working in a fast-paced environment and using remote collaboration tools such as Webex, gHang, etc.
