Senior Real Estate Asset Manager Duties: Responsible for the management of a portfolio of complex real estate assets located throughout the eastern United States, consisting of residential, commercial, timberland and vacant land properties, held in trusts, estates, guardianships and agency accounts. Provide direction and guidance with regard to the fiduciary management of real estate assets and provide solutions to complex matters. Manage the sale and acquisition of properties, including conducting market due diligence, engaging real estate brokers, attorneys, inspection firms and vendors, establishing pricing and negotiating the terms of sales contracts. Prepare, negotiate, review and revise listing agreements, purchase and sale agreements, closing documents, and other related documents. Review real estate appraisals and title reports. Negotiate lease agreements with residential and commercial tenants and monitor compliance with lease terms, including rent payments, CPI increases, real estate tax payments, maintenance of required insurance and compliance with maintenance and repair covenants. Engage and direct third party property management firms and review of monthly and annual financial statements, including income & expense statements, rent rolls, budgets and cash flow statements. Schedule and coordinate the general maintenance of properties. Manage and coordinate capital improvement, renovation and repair projects, including the employment of architects, attorneys, engineers and general contractors, monitoring progress and authorizing final approval upon completion. Review and maintain property insurance to ensure full coverage (internal master policies or external policies), at all times. Ensure payment of all real property costs and expenses. Prepare financial statements and periodic reports on the status of properties, including any delinquencies. Coordinate and complete annual investment reviews and valuations (including the formulation of investment recommendations), and annual physical inspections of properties, as required by governmental regulations. Make recommendations to the appropriate fiduciary management and oversight committees regarding real estate assets. Assist with the resolution of internal and external audit and regulatory requirements, as required, within agreed timeframes. Participate in marketing, business development and prospecting activities, and provide selected transaction advisory services to clients, as appropriate. Provide articulate and reasoned communication with colleagues, co-fiduciaries, clients, attorneys, brokers, contractors, third-party managers and other service providers.
Qualification and Experience
Qualifications: Bachelor’s degree, and JD or MBA (strongly preferred), real estate industry designation. 10+ years of professional experience in the management, sale, acquisition and leasing of real estate assets, preferably within a trust and estate, legal or investment environment. Have working knowledge of the legal issues, regulations, trends and developments affecting the real estate industry. As a subject matter expert, provide comprehensive, in-depth consulting and leadership to the team and colleagues, at a high technical level. Strong knowledge of real estate markets, real estate asset management procedures and practices, and regulatory policies regarding real estate held in various fiduciary capacities, acquired through related work experience or formal training. Excellent analytical, negotiation, organizational, verbal, written and interpersonal communication (including formal presentation), and leadership skills are required to effectively manage complex real estate assets and relationships. Ability to multi-task and prioritize, and to work independently and with teams in a fast-paced, changing environment. Attention to detail and accuracy. Proficient with Excel, Word, PowerPoint and Yardi (or similar property management specific software).
