Senior Manager - Real Estate Duties: Represent in all real estate transactions within assigned territory. Evaluate prospective sites for new store opportunities, remodels and expansions. Make recommendations to Banner, Region/Division and Corporate Management and oversee activities necessary to acquire and/or secure control of property in anticipation of development. Seeks new properties and determines feasibility for food, drug, liquor & pharmacy retail development opportunities. Prepares feasibility studies and reports on available land and buildings at a market strategy level. Presents analysis and recommendations to Senior Director of Real Estate and executive leadership. Prepares site specific analysis for new developments, redevelopments and tenant specific opportunities. Oversee preparation of Capital Approval packages which include market analysis, proformas, budgets, plans and funding requirements. Present capital requests to executive committee for approval. Highlight benefits and risks associated with the opportunity including expected financial performance, reasons for expected performance, and downside risks. Leads cross-functional teams (Legal, Construction, Store Planning and Asset Management) through the diligence and development process. Leads site selection activities and negotiates purchases, new leases and lease amendments with sellers / landlords and attorneys. Navigates and negotiates with community, business, government and public utility representatives to eliminate obstacles to land and property purchases or developments. Keeps current on market conditions within assigned territory including: maintaining knowledge of all competitive changes, knowing the primary differences between the competitors within market, conducting preliminary individual research to project a sales volume for a specific site, maintaining knowledge of changes in demographics for trade area around site as well as in the market area. Develops annual and three year strategic plans inclusive of all business units within geographic assignment (banner, wholesale independent, corporate and franchise partners).
Qualification and Experience
Requirements: Bachelor's Degree, MBA, JD Degree or other relevant advanced degree preferred. 5-7 years Real Estate, Market Research or related experience. Previous experience in complex redevelopments, freestanding retail or grocery development including land purchase, due diligence, zoning, and municipal improvements. Significant experience as tenant representative with responsibility and direct ownership with various types of deals; (i.e. purchases, BTS, ground leases, redevelopment, etc.) preferred. Strong negotiating and deal structuring skills required. In depth understanding of real estate contract documents, site and lease plan drawings. General understanding of financial statements and proformas along with the ability to understand profit and loss statements. Thorough knowledge of the government approval processes, budgeting processes and various construction processes. Strong knowledge of current local, state, federal and industry trends, laws, and regulations.
