Senior Associate Real Estate Counsel Duties: Responsible for providing effective and responsive legal advice to the company’s Real Estate and Store Development professionals on commercial development, leasing, purchase and financing matters in support of the company's real estate strategy. Manages all company’s real estate financings, manages condemnation/eminent domain takings and offers and manages tax assessment appeals. Provide legal advice and negotiate commercial real estate documents to support new store development, including letters of intent, leases, purchase agreements, easements and ECR's, entitlement issues, municipal agreements, and financing instruments. Handle numerous matters arising from existing lease agreements, including lease interpretation, lease disputes, estoppels / SNDA's, condemnation actions, and transactional support to internal and external counsel. Provide legal advice and support on construction and environmental matters. Manage all real estate financings and loan closings. Evaluate real estate tax assessment increases and manage tax assessment appeals litigation. Independently negotiate disputes with existing landlords, neighbors and other parties.
Qualification and Experience
Requirements: Juris Doctorate degree is required. 7+ years of relevant and significant real estate transactional experience in a corporate law department or with a law firm. Strong contract drafting and negotiation skills providing significant primary experience on all types of real estate documents. Excellent analytical and communicatons skills, including succinctly advising Senior management of risks, challenges and potential solutions. License to practice law in at least one state in which Sheetz operates (PA, OH, MD, WV, VA, NC) and ability to obtain PA Bar license in one year.
