CDC LIHTC Project Manager The candidate negotiates, structures, underwrites, and closes equity investments that utilize Low-Income Housing Tax Credits (LIHTC), Historic Tax Credits (HTC), and/or New Markets Tax Credit (NMTC) programs in market areas serviced by company. Prepares high-quality underwriting packages in support of the proposed complex investments, identifying the strengths, weaknesses, risks and mitigants. Advocates for credit approval while leading a balanced discussion at Investment Committee. Upholds credit policy and underwriting guidelines and explains any deviations. Follows-up on open matters raised during Investment Committee. Obtains formal credit approval. Closes transactions in accordance with credit standards and requirements while managing the expectations of clients and furthering company's client relationships. Also manages relationships with customers and internal Production Officers in negotiating terms of investment. Engages third party professionals (attorneys, accountants, etc.) in coordinating the drafting, collection, and review of documents and financial projections necessary to close the investments. Coordinates with portfolio managers in preparing and funding initial closing funds and transition investment to the portfolio management department for ongoing maintenance and management. Participates in the establishment of policies and procedures necessary for accomplishing the group's tasks.
Qualification and Experience
The candidate should have a Bachelor's degree. Major in Economics, Finance or Accounting preferred. Master's degree or J.D. degree is preferred. Must have 3+ years of experience in commercial real estate activities. Should also have 2+ years of relevant CDC experience or comparable work experience. Well-developed reading, writing, verbal presentation, and mathematical skills desired. Strong knowledge of the Low-Income Housing Tax Credit program, commercial real estate, and/or partnership law an asset.
