SUMMARY: Buzz Oates is the leading commercial real estate asset services provider in the Greater Central Valley of California. We offer a single point of contact for a full range of construction, real estate, and asset management services. ** Buzz Oates operates a commercial real estate portfolio totaling approximately 23 million square feet and has built relationships with nearly 1,000 tenants. We are actively developing and constructing new industrial warehouse projects from existing land holdings and strategic land acquisitions. We’ve constructed over 60 million square feet of industrial warehouse and distribution facilities, business parks, and retail centers. We lease 2 – 3 million square feet and broker 100 million in purchases and sales annually. The Transaction Manager’s primary mission with respect to the real estate portfolio is: (1)to coordinate all property acquisitions, sales and internal transfers; (2) to manage filing systems for the existing portfolio of properties; and (3) to develop familiarity with the property portfolio and be a resource for other Buzz Oates team members regarding property information/documentation. Significant experience with and passion for commercial real estate transactions is a prerequisite. Position will require strong organizational skills, attention to detail and, most importantly, the willingness and ability to collaborate closely with other Buzz Oates team members. ESSENTIAL DUTIES AND RESPONSIBILITIES: Real Property Transactions . The Transaction Manager’s goal is to effectively manage real estate transactions and coordinate all internal team members, facilitate communication with external parties and ensure compliance with contractual transaction requirements. Responsibilities include: Drafting . Work with General Counsel to prepare/revise letters of intent, purchase and sale agreements, and amendments. Escrow Coordination . Act as the point of contact with escrow officers, review closing packages, coordinate internal comments/approvals/signatures. Responsible for calendaring of and compliance with transactional deadlines. Due Diligence/Title Review. Review preliminary reports and exceptions for accuracy and issues; prepare title objection notices and responses. Primary responsibility for compiling and disseminating due diligence materials. Develop written procedures and mitigate disclosure risks. Transaction Reporting. Provide real time tracking of transaction status and appropriate e-mail milestone updates. Take leading role in organizing periodic internal transaction team meetings as necessary. Document/File Management The Transaction Manager will have significant responsibility over organization/management of property-related documentation and files for the Buzz Oates real estate portfolio. Develop familiarity with the real estate portfolio and existing electronic and hard copy file structures. Assist in conversion of existing files to a document management based or other electronic storage solution. Additional Services: Coordinate with development teams in processing and recording parcel maps and lot line adjustments and various agreements in connection with project approvals. Assist with preparing or modifying CC&Rs and other recorded agreements. Respond to requests from and collaborate with various departments for title reports, exceptions and title related questions. Coordinate with capital markets department in connection with REQUIREMENTS Minimum 5 years’ experience in commercial real estate law. Paralegal Certificate, Bachelor's Degree required with course work in real estate, law and accounting preferred or equivalent. Corporate or commercial real estate experience required with minimum five years’ experience Real Estate Salesperson License. Strong computer skills Comprehensive knowledge of leasing, loan processes, and documentation Excellent organizational and communication skills. Strong initiative; must be a self-starter. Excellent writing and analytical skills. Strong work ethic. Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Notary certificate helpful.
