Vice President, Real Estate Counsel & Lease Administration The candidate's primary responsibilities: Drafting, reviewing and negotiating lease and lease related agreements including letters of intent, subleases, lease terminations, renewals, lease amendments, assignments, etc. Provide general legal advice regarding real estate transactions including due diligence, design and construction matters, ADA compliance, insurance, tax, and environmental liability. Provide counsel/guidance and strategic advice to Real Estate regarding the economic impact of conforming issues, identify and clarify economic terms and general business issues. Manage outside Counsel on complex real estate matters, negotiate competitive fee agreements and manage expenses. Oversee and coordinate Lease Administration Team and events: Coordinating all communications with Landlords and timely exercise of lease options, renewals and kickouts. Ensure timely payment of monthly rent payment schedules. Audit annual CAM, Tax, Utility reconciliations. Abstract and maintain all new and current lease documentation. Maintain all critical date information including executed lease, projected opening, rent start, projected delivery date, actual delivery date, etc.
Qualification and Experience
The candidate should have Juris Doctor degree from an ABA-accredited law school. Admission to a state Bar, with the ability to become a licensed attorney or in-house counsel in New York if not otherwise licensed to practice in New York. Excellent written and verbal communication skills. Team player with ability to work with business partners and teams across functional areas. Should have 10+ years of real estate law experience in retail environment. Experience in managing a high volume of real estate transactions. Ability to balance and prioritize multiple responsibilities and effectively manage complex projects. Lease and contract Administration experience required.
