CB Right of Entry Specialist Duties: Support Charter Business sales by attaining the legally required documentation for commercial and retail building entries (known as Right of Entry or “ROE” agreements) that permit CB to reach its customers of tenants, carriers and carrier end-users in tandem with the sale. Required to be a team player, ROE subject matter expert (SME) supporting the local KMA, and key business liaison with building ownerships and property managements within assigned territories. Support all efforts to simplify and enhance the customer experience. Based on specific requests for ROE, process CB standard form ROE with Property Owner information. Confirm accuracy of Property Owner contact information, and identify Property Owner types and any prior CB relationships. Prepare Property Owner ROE information “packets” and request ROE Property Owner signature. Administer and track proper completion of assigned ROEs, including obtaining all required ROE items from Property Owners and internal CB departments. Coordinate proper ROE execution and distribution of fully executed ROEs. Ensure that all required CB departmental non-standard ROE provision approvals have been received, such as from CB Legal and CB Construction. Report on all assigned ROE deliverables, update status reports and operational audits. Ensure ROEs meet all CB ROE policies. Ensure that all required Exhibits and Scopes of Work (SOWs) are complete and attached to ROE as necessary. Ensure that correct Certificates of Insurance (COIs) are ordered and sent timely to Property Owners. Ensure that ROEs have required CB Risk Management insurance provisions when “custom” COIs are required by Property Owners. Ensure that all ROE cost and payment obligations are approved, tracked and accounted for and ROI expectations are met. Establish the financial systems and required accounting set-ups to ensure accurate and timely payments due to Property Owners, ensuring that CB fulfills the agreed-to ROE financial obligations. Maintain a database of all ROEs and Property Owners within the assigned territory(s). Ensure that all required ROE data points are accurately entered into the ROE database and uploaded into CB’s document repository (currently OnBase). Track, monitor and report to management the progress and resolutions of all ROE issues and escalations. Participate in meetings with CB Service Delivery Managers, CB Sales, CB Construction, and with building ownerships. As needed, arrange on-site due diligence site surveys. Cultivate and maintain positive CB-Property Owner relationships. Work with CB Sales to strategically engage customer support of ROE attainment, i.e., leverage customer interest to attain the ROE. Maintain a complete and up-to-date knowledge of CB’s ROE Policies and Procedures. In particular, as they relate to ROE financial, risk management (insurance), and construction related standards and practices. Monitor the compliance of these policies, procedures, standards and practices. Under company imposed contract, technical, legal, business and capital constraints, prepare ROEs that account for all negotiated terms, all CB requirements (such as those related to insurance and construction) and agreed upon Property Owner demands. Encourage and tactfully persuade the Property Owner to accept the use of CB’s standard form ROE in lieu of Property Owner created License Agreements. Analyze against historic record, of similar Property Owner License Agreements entered into by CB. Transfer all previously required ROE redlines into the new ROE. Recommend improvements to the ROE Manager regarding ROE acquisition processes, CB’s standard form ROEs and the “off the shelf” preapproved provisions that are designed to quickly resolve any Property Owner issue and concerns. Work with all in-house and contracted professionals representing CB Engineering, CB Legal, CB Risk Management, CB Construction and CB Accounting, leading to the fulfillment of all ROE and ROI goals. Must be able to manage Property Owner and internal ROE “stakeholder” expectations and meet ROE project objectives.

Qualification and Experience

QUALIFICATIONS: Bachelors Degree or equivalent combination of education and experience (Real estate, Right of Way, Utility, Legal, Marketing, Business). 2+ years related commercial real estate or telecom right of way experience. 2+ years paralegal and/or administrative and/or telecom sales experience. Desire previous experience negotiating and/or processing legal agreements, ideally real estate or right of way related. Active involvement in related and relevant industry, trade groups and real estate associations such as membership or participation in the Building Owners and Managers Association (BOMA) and the International Right of Way Association (IRWA). Ability to read, write, speak and understand English. Must have excellent communication and follow-up skills. Must have excellent verbal and written skills. Must be capable of accurately articulating CB’s ROE policies, procedures, standards and practices. Must have excellent presentation skills. Must be proficient in MS Outlook, Word, Project, Excel and Power Point. Must be able to work variable schedules, including nights and weekends. Must be willing to travel within assigned territory.
