Real Estate Lease Negotiator/Paralegal Duties: Will report to Director of Leasing. Will be responsible for the accuracy and quality of lease documents, amendments and other legal documentation; and timely completion. Primary responsibility is the negotiation of and quality control over leases and amendments. Secondarily, negotiation of renewals and other lease modifications as assigned. Responsible for the overall management and security of lease and amendment documentation. Lead responsibility in communicating and coordination with partners and clients for lease related issues. Management of final approval and lease execution process, including all required approvals. Creation and management of Restrictions and Exclusive database for each property operated by company. Assist the Director of Leasing in development of, and improvement to department operations. Responsible for the management of the company Archives for leases and all amendments. Primary coordination with Development Team on title, governmental and environmental document management. Lead responsibility in coordinating with Construction and Tenant Coordination for all lease related exhibits and documentation. Lead in transition to Property Management on executed leases/amendments and lease administration issues.r
Qualification and Experience
Qualification Requirements: A Bachelor’s degree. California Real Estate license a plus. 5 years of experience in directly negotiating commercial(preferably retail) leases. Extensive experience and working knowledge of the business components of shopping center leasing and operations. A deep and comfortable understanding of commercial Real Estate/Leasing documents; with a strong preference for experience specific to shopping center transactions. High level of legal knowledge in order to both manage outside counsel and to negotiate directly with tenants and attorneys in a very hands on manner. The ability to manage and organize a complex document control system. Excellent written and verbal communication skills that facilitate inter-departmental programs and disciplines. High level proficiency with primary MS Office software programs(Word, Excel, Outlook ).
