Applications Manager - Real Estate Development Under the direction of the Director of Development, the candidate will execute and lead the application process and teams for 9% and 4% (LIHTC) deals. Identify and assign tasks within the company in order to obtain quality application materials to move toward an application deadline. Provide services in connection with preparation and timely submission of 9% and 4% low income housing tax credit applications to state housing authorities of the States of Ohio, Indiana, New York and Pennsylvania. Review and gain comprehension of the QAPs for each of these states. Provide working knowledge and guidance on all rules, regulations, guidelines and requirements in each of the States’ QAPs. Create and manage application schedules for each State to assure timely delivery of all preliminary and final Credit Applications in each of such States for projects identified by the company. Prepare application checklists and the creation of application teams for each State and the assignment of items from each State’s application checklist to the appropriate responsible team member. Within sixty (60) days of submission of each Credit Application, schedule and run weekly application checklist review meetings with the appropriate application team members. Review of all application documents, attachments, schedules and exhibits for accuracy, completeness and consistency with the QAP for the respective State for which each Credit Application is being submitted. Communicate, orally and in writing, with the housing authority of each State on issues and questions that arise during the application process (examples include deficiencies and underwriting). Organize and oversee the production and compilation process for each application. Review all application documents related to soft funding for accuracy, completeness and consistency with the guidelines set forth by the entity administering the soft funds. Prepare 8609 applications to state housing authorities as assigned. Engender trust and respect of partners, consultants and third-party professionals to create responsive and effective partnerships. Understanding of critical path and assigned responsibilities within and related to each project application. Undergraduate degree required. Master’s degree in finance, law, urban planning or design field preferred. 5-7+ years working in a professional, real-estate related atmosphere preferred; grant writing or paralegal experience also a plus; previous experience managing/working on LIHTC application process. Proficient in Microsoft Office suite required.
